What do you need to do…..?
 
Create your listing

We designed our site to be as easy to use as possible, we have all the information required to let a property. Our system will create high quality lettings details, all you have do it is insert your pictures text and room sizes. You can create a listing including uploading 7 images in approx 10-15 minutes from start to finish. Your property can be marketed to millions of potential tenants in approx 24hrs. How about that for service?
 
1. Take internal and external pictures of the property

You can also add up to 6 internal photographs of the property and you will need an External photograph of the property

We highly recommend you take internal photographs of your property our research has shown that properties with internal photographs, attract more viewings than properties without.

2. You will need to write your property description.

A property description should be short, factual and interesting. Pointing out what the property is and has i.e. type of property, number of bedrooms, bathrooms and other rooms etc. The description should also contain information about what the property is in close proximity to, in relation to transport links and local amenities. A property description should, in no way be misleading


3. Edit and pre approve your property details.

We will proof read all details before they are published. When you are creating your details our system will produce high quality details for you. All you need to do is fill in the blanks. We have many hints and tips to help you along the way.

Once you have found a tenant that you deem suitable, you should in our opinion.

  • Take a holding deposit on the property, usually one weeks rent.
  • Agree a move in date.
  • Take references up on your tenants.
  • Sign an Assured Short Hold Tenancy Agreement as long as rent is below £25,000p/a.
  • Take one month’s rent in advance and one month’s rent as damage deposit.
  • Have a current Landlords Gas Safety Inspection Certificate.
  • On the day of the tenants moving in….. carry out a photographic Inventory which both you and the tenant/tenants sign as a true accurate report of the condition of the property.
  • Provide the tenant/tenants with a copy of the Assured Short Hold Tenancy Agreement, including copies of the Gas Safety Inspection and Inventory.
  • Take a receipt from the tenants showing they have these documents.
  • Arrange for the rent to be paid, direct debit is the easiest.
  • Register the Tenants deposit with the Tenants Deposit Scheme within 14 days from taking the deposit.
